Our scheme at Abbey Meadows forms part of Leicester’s waterside regeneration corridor and brought about the re-development of a site previously occupied by the Wolsey factory, who occupied the site from 1910 to 2014 when they relocated to a modern facility in the north of the city. This created the opportunity for Lovell Partnerships to transform the 5.8 acre brownfield site to create a mix of 2, 3 and 4 bedroom family homes.

The mixed tenure scheme provided 98 homes of which 20 are shared ownership, 27 are affordable rent and 51 are for private rent. Given the mix of tenures on the scheme bespoke house types were developed to appeal to both the rental and private sale market.

Technical aspects of the delivery were challenging due to numerous constraints that had to be overcome. This included slabs and foundations left in situ following demolition of the former factory buildings. There were also pockets of deep made ground due to the removal of former fuel tanks or basements. Therefore, a foundation design strategy had to evolve as works progressed. In some areas the site was piled or mass voids were filled with concrete. Beam and pad solutions were also utilised to span over in-situ obstructions. This former brownfield site has been fully remediated to make it suitable for residential occupancy.

This was our first scheme with NCHA and GS Developments here we have proven ourselves in terms of programme delivery. The success of our Abbey Meadows scheme provides a basis for a strong partnership moving forward.
